Our plans seek permission to deliver:

  • Up to 410 high-quality new homes, with a range of types to meet local demand
  • Up to 40% to be affordable homes
  • Up to 5,100 sqm of specialist older persons’ accommodation to address local demand
  • A mobility hub including a school drop-off zone to support the neighbouring primary school
  • Extensive planting, landscaping, public open space and children’s play areas, creating a new riverside park
  • Measures to manage surface water and increase flood resilience

Over the last two decades, only 25 homes and two affordable homes built since 2011 in Tadcaster, meaning that young people are leaving the area to buy houses in surrounding villages or further afield.

It is clear that a lack of growth is having an impact on opportunities when compared to nearby thriving market towns like Boston Spa.

  • Lack of housing choice has meant people are having to move out of Tadcaster 
  • More demand has accelerated  house prices way above the local and national average, making it increasingly unaffordable for local people to own or rent a home
  • The number of children and young people living in the town has fallen
  • Business opportunities are also being impacted, with the number of jobs based in Tadcaster also falling

Bringing more people to live in Tadcaster is essential to regenerating the town with increased foot fall.

The site

The Eleven Arches site is located on land off Wetherby Road and next to the River Wharfe, just a few minutes walk to Tadcaster’s centre. It’s currently open land, but only the route along the river is accessible to the public.

We’ve carried out initial surveys and have earmarked areas not at risk of flooding for new homes and community facilities. It means over two thirds of the site could be left as green space which would be open to the public as a new riverside park for Tadcaster.

The town’s growth has been heavily constrained by the Green Belt. We’re proposing a new Green Belt boundary, providing enough space for a logical extension of the town, in turn relieving pressure on other locations in Tadcaster.

Why Eleven Arches

We think the site is one of the best and most logical ways to grow the town and support existing businesses and facilities. It’s a chance to:

Deliver a supply of high quality homes in a range of sizes, styles and tenures, in a stunning setting, increasing choice and availability

Incorporate community facilities for existing and new residents

Create new job, apprenticeship, and training opportunities during delivery

Address the constraints of the Green Belt in a  considered way

Create lots of easily-accessible green spaces, including a new riverside public park for Tadcaster

Support Tadcaster’s economy, with more customers spending more at existing local businesses, as well as helping to attract more businesses to the town

Bring forward a credible plan that, if consented, will be delivered
