Eleven Arches would be transformational for Tadcaster, addressing over a decade of limited growth in the town. Here’s how the proposal could benefit the town:
Delivering new affordable homes: Only 2 affordable homes have been built in Tadcaster since 2011. Eleven Arches would deliver up to 164 affordable homes (40%), addressing local demand and helping people get on the housing ladder.
Helping people stay in or move to Tadcaster: Currently people are having to move away due to the lack of available properties. A mix of new homes for people at different stages of life would enable young people to put down roots and stay in Tadcaster.
Addressing a persistent and significant shortfall in new housing delivery: Only 27 homes have been built in Tadcaster since 2011, stunting the town’s growth. Eleven Arches proposes a mix of family homes, affordable homes and specialist older people’s accommodation – a genuine mix to create a diverse, mixed community.
Creating a new riverside park: Over two thirds of the site will become a riverside park, with new trees and planting, wetlands, orchards and habitats for wildlife, with the project delivering an overall increase in biodiversity.
Delivering new children’s play areas: There’s three planned children’s play areas located around the Eleven Arches site, addressing an identified need for such facilities on this side of the River Wharfe.
Increasing year-round access to green open spaces: Creating year-round access to the green spaces along the riverside with a series of footpaths and cycleways outside of the flood zone, greatly improving accessibility for those with mobility challenges and/or prams.
Supporting Tadcaster’s businesses and services to thrive: Enabling more people and families to live in Tadcaster would create an increased footfall to help local business and services to thrive. Examples include increased footfall and revenue to facilities such as the swimming pool, and more school-age children to support the viability of local schools by reversing the current trend of declining pupil numbers.
Unlocking investment in the community: Delivery of Eleven Arches would generate estimated Community Infrastructure Levy (CIL) payments of around £1.82 million to be spent in the local community, as well as generating council tax payments of more than £8 million over a 10 year period.
Creating new jobs and opportunities: Eleven Arches would deliver a local jobs boost, creating 169 full time equivalent (FTE) direct jobs during construction and 1,380 FTE indirect and induced jobs in associated industries available for local workers over the 6 year build-out period.
Supporting the neighbouring primary school: A new drop-off point is planned for the neighbouring primary school, to address congestion during drop-off and pick-up hours and improving safety for pupils, carers and nearby residents.
Increasing Tadcaster’s flood resilience: Delivering improvements that would increase the town’s resilience to flooding by creating more capacity for water to be stored and released in a managed way.
Increasing road safety on Wetherby Road: Delivering traffic-calming measures on Wetherby Road to increase safety for road users and pedestrians.
